Besides offering cosy co-living rooms for single, double queen and double single, Live @ Sri Indah Court also offers ensuite rooms with attached bathroom with private pantry and mini fridge for light cooking within the unit.
Our private car arrangement will suit your travel schedule as long as it is withing our operating hours. From Monday to Friday the private car operates from 4:30am to 10pm. On Saturday, private car is available half half day in the morning only. Our chaffeur does not operate on Sunday. Kindly register your traveling hours minimum 2 days in advance for our arrangement.
On weekly basis, our in-house cleaner will clean the common corridor, common toilet and bathroom and kitchen. Cleaner will also clean the external corridor, elevator, laundromat area and all other common compound of Live @ Sri Indah Court.
The lease is typically one year. Half-year, 3-months, monthly and weekly contract is available at request.

Live @ Sri Indah Court wish to provide freedom of living for residence. There is no limit of unsafe as per now. However, residence are encouraged to use the utility as required and no wastage. Residence who found to wasting utility e.g. leaving the AC on whole day when out for work will be warned and fined.
Light cooking is allowed and heavy cooking is not encouraged. This is because heavy cooking may create noise and smell that is not condusive for other residence. Residence has to clean up the kitchen after use to have clean and comfortable living environment for all residence.
There are 3 Malay restaurants, 1 Chinese seafood restaurant, 1 Indian Restaurant and 2 Western cafe within walking distance. There is a grocery store and a minimart right opposite Live @ Sri Indah Court.
1. THE TENANT(S) HEREBY AGREE(S) WITH Mapleex and Cyntech Sdn Bhd (Landlord/Company) AS FOLLOWS:
a) To pay the equivalent of Two ( 2 ) months rent as deposit and one month’s rent as advance upon signing of this Agreement. The deposit is to be held by the Landlord as security for the due performance and observance by the Tenant of all covenants conditions and stipulations on the part of the Tenant herein contained, falling which the Tenant shall forfeit to the Landlord the said deposit or such part thereof as may be necessary to remedy such default. PROVIDED ALWAYS that if the Tenant shall duly perform the said conditions convents and stipulations as aforesaid, up to and including the date of expiration of the term hereby created the Landlord shall repay the said deposit within fourteen (14) days from the date of such expiration without any interest. This deposit shall not be utilized as set-off for any rent due and payable during the currency of this Agreement. Such deposit shall be refundable at the end of the term less deduction for damages caused by the negligence of the Tenant and of any breach of this Agreement.
b) In addition, and without prejudice to any other right power or remedy of the Landlord if the rent hereby reserved or any part thereof shall remain unpaid for SEVEN (7) days after the same shall have become due (whether any formal or legal demand therefore shall have been made or not) then the Landlord shall forfeit the security deposit and at any time thereafter, repossess the Room and remove all Tenant’s belongings from the Room without being liable for any loss or damage of such removal. The Landlord shall be entitled to recover all legal fees arises for the recovery of unpaid rent by tenant.
c) To use and manage the Room, Apartment and Furniture therein in a careful manner and to keep the interior of the apartment in GOOD, CLEAN, TIDY and tenantable condition except normal fair wear and tear.
d) Not to do or permit to be done upon the Apartment or Room, which may be unlawful, immoral or become nuisance or annoyance to occupiers of adjoining or adjacent bedroom(s).
e) To use the Apartment for the purpose of a private residence only and not to assign, sublet or otherwise part possession of the Flat or any part thereof without the written consent of the Landlord.
f) To peaceably and quietly at the expiration of the tenancy deliver up to the Landlord the Room in like condition as if the same were delivered to the Tenant at the commencement of this Agreement, fair wear and tear and acts of God excepted
g) Not to make any alterations structural or otherwise to the Apartment or Room without the prior consent in writing of the Landlord such consent not to be unreasonably withheld.
h) Not to hack any holes or drive anything whatsoever into the walls or to bore any holes into the ceiling.
i) Not to create nuisance, not to use the premises or any part thereof in a manner which may become a nuisance or annoyance to the Landlord or the occupants of the unit/building or to neighboring premises.
j) Strictly no PETS in the apartment.
k) Strictly No Smoking: This unit is strictly a Non-Smoking unit. A fine of $200.00 will be imposed if you are found smoking in the house.
l) No illegal or immoral activities, not to do or suffer to be done anything in or upon the said premises or any part thereof, any activities of an illegal or immoral nature.
m) Not to throw or permit to be thrown, any dirt, rubbish, rags, boxes or other refuse except into proper bins and other containers provided for such purpose and to pay the Landlord the costs of removing such things and the costs of any damage to the common area, passages, lift, lift shafts, toilets, kitchen or other conveniences in the unit/building from the breach thereof.
n) To permit Landlord to carry out due diligence checks to ensure that all times during the currency of this Agreement that the Tenant and/or permitted occupants are not illegal immigrants and comply with all the rules and regulations relating to the Immigration Act and the Employment of Foreign Workers Act (if applicable) and any other Act of Parliament, Regulations or any rules of orders thereunder which relates to foreign residents and workers.
i. To provide the Landlord upon request, for physical inspection, all immigration and employment documents, including but not limited to the passports of all non-local occupants, the employment pass and/or work permits, proof of employment and to provide the Landlord with certified true copies of such documents.
ii. To authorize, permit and co-operate with the Landlord to make such enquires with relevant government departments and/or employers to verify the same.
iii. To accept responsibility including criminal prosecution and the consequences thereof and to hold the Landlord harmless and indemnify the Landlord to the fullest extent allowed by the law of Malaysia should any person who is a prohibited immigrant to be found at the said premises.
n) Not to bring or store or permit to be brought or store in the Room and Apartment or any part thereof any goods, which are of a dangerous obnoxious inflammable or hazardous nature.
o) Taps, Wash Basins etc.
To ensure that all washbasins, taps, sinks and other such water and sanitary apparatus within or exclusively serving the said premises are clean and in good order and to make good all lost and damage items due to the improper use or negligence of the Tenant.
p) ONE (1) month prior to the end of the lease, to inform Landlord in written notice whether to terminate this Tenancy agreement or renew the lease at a rent mutually agreed by the Landlord and Tenant. Failure to give one (1) month notice, the said deposit will be forfeited.
q) To permit persons with written authority from the Landlord or the Landlord’s agents during one (01) calendar months immediately preceding the termination of the Tenancy at reasonable times of the day to view the Room and Apartment for the purpose of taking a new Tenant. Tenant to keep the room in tenantable, clean and neat condition for the purpose of viewing. Failing which, Landlord will be at the liberty to engage a cleaner to clean up the room and the charges to be borne by tenant.
r) During viewing, tenant must vacate the apartment between 1 – 4 hours so that staff has sufficient time to reinstate the room. Existing tenant has to keep all their belonging neatly in the wardrobe. Please note Staff may remake the bed for all viewing when deem necessary. Min 1 day notice will be given to existing tenant for necessary arrangements.
s) At the expiration of the term hereby created to peacefully and quietly deliver up to the room in like condition as the same were delivered to the tenant at the commencement of the term hereby created. Authorized alterations or additions, fair wear and tear and act of god excepted. As the room is delivered in clean condition, the tenant is expected to clear all personal belongings from the room and the house, clean the room and their design area spick and span, in like condition as the same were delivered. In failing so, a minimum of $50 will be deducted for time spent for cleaning the place.
t) TO OBSERVE HOUSE RULES OF THIS CONTRACT AT ALL TIMES.
2. AND PROVIDED ALWAYS AND IT IS HEREBY AGREED AS FOLLOWS: -
If the rent hereby reserved or any part thereof shall be unpaid for seven (7) days after becoming payable (whether formally demanded or not) OR if any covenants or stipulations on the Tenant’s part therein contained shall not be performed OR if any time the Tenant shall become bankrupt then and in any of the said cases it shall be lawful for the Landlord at any time hereafter to re-enter and re-possess the Room or any thereof , remove all Tenant’s belongings from the Premises and not be liable for any loss and damage of such removal. Thereupon this Agreement shall absolutely cease and determine but without prejudice to the right of action of the Landlord in respect of any breach of the Tenant’s covenants herein contained. The Landlord shall terminate the agreement and forfeit the deposit forthwith.
Notwithstanding herein contained, Landlord shall be under no liability to the tenant for accidents happening injuries sustained or loss of life and damage to the property, goods or chattels in the premises or in any part.
The room shall not be occupied by more than ONE (1) Person.
a. The Tenant must produce Original/Photocopy of document such as NRIC/Passport/Work Permit/Employment Pass/Student Pass to prove his/her identity and legitimate stay in Singapore.
b. Utilities (e.g., electricity, Wi-Fi, water): All utilities are subjected to fair usage policy. To switch off lights and air-conditioners when not in use. If they are found to be switched on when not in use, a fine of RM80 will be imposed. Landlord reserved the right to claim from tenant.
c. LOSS OF KEYS: The Tenant is responsible for the keys provided by Landlord, they are not expected to break the lock just because they have forgotten the keys. If that happen, tenant will be required to pay for the replacement or repair of the locks at tenant’s own cost.
i) In case tenant loses their room keys, they will have to inform the Landlord immediately. Any replacement of new room keys will be charged at RM50
d. Forgotten to bring keys: Should the Tenant forgot to bring their room keys or left the room keys inside their locked room; Tenant should inform the Landlord immediately and instructions will be given on how to retrieve the spare key.
e. One (1) access card per tenant will be issued. A RM100 payable by tenant for lost/ damage/ replacement of access card.
f. This lease agreement is for a fixed term without any provision for any early termination. Save for the above, the Landlord shall, at its sole discretionary right and without prejudice to its right at law, settle with Tenant on the terms of pre-termination.
g. NO visitors are allowed to stay overnight. Any personal dispute is to be sorted outside the Premise. In the event that Police is involved in any dispute cases in the Premises, the Landlord will have the right to forfeit the deposit.
h. Guests have to conduct themselves in a manner that is conducive to the safety, comfort and convenience of other guests within the apartment.
i. The Stamp Duty on the original and duplicate of this Agreement shall be borne by the tenant and paid forthwith.
j. The Tenant shall either pay the monthly rental by DuitNow, bank transfer or postdated cheques of THREE Months in advance. Any unpaid rental will be subject to one-time late fee of RM80/net flat and additional 10% interest rate/ month calculated as from the date payable.
k. Security deposit will be refunded within 14 days of end of lease after deducting any outstanding fees.
l. Any indulgence given by Landlord shall not constitute a waiver of or prejudice Landlord rights therein
m. The tenant will be asked to leave the apartment within 01 – 07 days at the discretion of Landlord for breach of agreement, and / or any term and conditions stated in this agreement if rental is not paid by start day of each month.
n. The law applicable in any action rising out of this lease shall be that governing the Constitution of Malaysia and the parties hereto submit themselves to the jurisdiction of the law of Malaysia.
